The divisor is the square of 0.3048, the exact metre value of the foot, so the division is exact in both directions. Multiplying by 10.7639 instead introduces an error that grows with the area, which on a building of any size is a room.

- A little over 807 square feet. A useful rough check is to add nine tenths of the number to itself twice over, but for anything you are paying for, use the exact division.
- Why divide instead of multiplying by 10.7639?
- Because 10.7639 is a rounded reciprocal of an exact number. The division carries no rounding at all, and the difference shows up as soon as the area gets large.
- Is a square metre the same everywhere?
- Yes. Unlike the acre, which has a survey-foot variant, the square metre has one definition worldwide, which is why quoting areas in metres avoids a whole class of argument.
- What do estate listings usually measure?
